Once complete, the renovation delivered exactly what he had hoped for with the flat selling for a solid return on investment. His strategy is built around a simple principle: value is not always found in the cheapest property, but in the one with the greatest potential for smart improvements.

Coker looks at stronger locations where demand already exists and the upside is clearer. In his view, the best auction opportunities are often homes with awkward layouts, wasted space, or poor planning. They do not need to be completely rebuilt, only thoughtfully reimagined. For buyers willing to think differently, those overlooked properties can become the most rewarding investments.

Turning a Neglected House Into a Rental Investment

David and Frank's story began with something far more familiar in the world of auction property: a tight budget, a clear investment goal, and a house that looked far better on paper than it did in person. In 2023, the pair purchased a three-bedroom terraced house at auction, only to discover it had been standing empty for seven years.

Water damage had spread through the structure, the interiors were dated and worn, and years of neglect had left the property in a state most buyers would have walked away from.
